ATLAND Voisin expands in Europe with the launch of the SCPI “Épargne Pierre Europe” and the acquisition of two initial assets in Spain and the Netherlands

ATLAND Voisin has acquired two office and retail assets for a total of €6.1 million on behalf of its new SCPI “Épargne Pierre Europe.” These first transactions mark the beginning of the SCPI’s strategy, which aims to invest primarily in eurozone metropolitan areas across all tertiary real estate classes. Épargne Pierre Europe targets a (non-guaranteed) annual distribution rate between 5.00% and 5.50% before tax, and aims to obtain ISR certification within six months.

With Épargne Pierre Europe, ATLAND Voisin is rolling out the key elements of its flagship SCPI at the European level. ATLAND Voisin was the first management company to place French regional metropolitan areas at the core of its investment strategy.

Building on the success of the SCPI Épargne Pierre in regional French markets, the management company is expanding its range by applying this strategy across the eurozone. This gives savers access to new real estate markets, allowing them to diversify their assets and sources of supplementary income. The strategy of Épargne Pierre Europe is to apply the same levers that made Épargne Pierre successful in France: targeting metropolitan areas and investing across all real estate asset classes to maximize diversification; acquiring primarily small-sized assets to enhance pooling and optimize the risk-return profile; and focusing on asset and rental management to ensure consistent income flow and long-term value. 

To strengthen access to these real estate markets, ATLAND Voisin’s teams are already present in Spain, the first step in this European expansion. The initial assets illustrate the strategy and the ability to implement it. In Spain, a Dia supermarket located on the ground floor of a residential building in Barcelona; in the Netherlands, a recently renovated mixed-use office and industrial asset located in an established business area between Rotterdam and The Hague, leased for six years to the internationally renowned dental equipment company Dentsply. Both assets offer immediate acquisition yields significantly above the distribution rate target set by Épargne Pierre Europe.
