ATLAND Voisin continues its expansion in Europe and makes its first investments in Ireland
ATLAND Voisin enters Ireland as part of the expansion of its Épargne Pierre Europe SCPI. The SCPI has invested €35 million (deed in hand) in two office buildings located in Dublin’s central business district.
The first property, located at 20 Lower Hatch Street, is a modern building of 4,100 m² with floor plates ranging from 400 to 800 m², and 17 underground parking spaces. It is mostly leased to MetLife, which has established its European headquarters there, along with three other tenants, including the American company Medtronic. The second property, fully renovated and located at Kingram Place, offers 1,465 m² and includes 5 parking spaces. It is fully leased to the Irish Medical Council. These assets are situated in Dublin’s central business district, which attracts leading companies such as Deloitte, Ernst & Young, Aviva, KPMG, and LinkedIn.
In terms of energy and carbon performance, both buildings show satisfactory results, exceeding the targets set under the ISR label. A comprehensive ESG action plan will be implemented, with a targeted initiative on the “20 On Hatch” asset to explore the potential for solar energy supply.
“This acquisition demonstrates our ability to capitalize on the reshaping of European real estate markets, as part of the development of our diversified SCPI Épargne Pierre Europe. It continues to attract growing inflows: we anticipate €180 to €200 million in fundraising in 2024, which enables us to remain active in acquisitions with nearly €50 million in equity available for short-term investment,” says Lawrence Delahaye, Chief Investment Officer at ATLAND Voisin.
